Free 45-page playbook · Unify Real Estate Team

Every objection is not a no. It is a question in disguise.

Most agents hear resistance and start defending. The Objection Handling Playbook is the 45-page system our New Jersey agents run for buyer, seller, and prospecting objections — the A.C.I.R.C. framework behind every response, all 30 objections scripted word for word, the mistakes that create more resistance, and the practice drills that turn scripts into muscle memory.

The framework behind every script

One sequence. Thirty objections.

Learn the sequence once, and every objection in the playbook — buyer, seller, or prospecting — runs through the same five steps.

StepActionExample
AcknowledgeLower resistance without automatically agreeing.“That makes sense.”
ClarifyDiscover what the words mean to this person.“When you say you want to wait, what specifically are you waiting for?”
IsolateConfirm whether this is the real and only concern.“Other than that, is anything else holding you back?”
RespondAnswer the actual concern concisely — a fact, option, comparison, or question, not a lecture.Keep it brief and relevant to what was actually said.
CloseAsk for one clear, appropriate next step.“Would Tuesday at 5:00 or Wednesday at 6:30 work better?”

An objection is not automatically rejection. It usually reveals an unanswered question, an unreduced risk, an undemonstrated value, a missing decision-maker, or an unsaid truth.

Weak agents hear resistance and start defending themselves. Strong agents get curious.

Skipping Clarify means you may solve the wrong problem. Skipping Isolate means you may discover three more objections after you respond. Skipping Close means the conversation ends without a defined next step.

What’s inside

Six parts — from the framework to thirty scripts to the drills that make them stick

Specificity over slogans. Every part is something you can use on your next call.

PART 01

The Framework

Why an objection is a revelation, not a rejection, the A.C.I.R.C. framework in full, first objection vs. real objection, and tonality before language.

PART 02

Buyer Objections (1–12)

“I’m just looking,” rate fears, lender hesitation, buyer agreements, commission questions, and the spouse and think-it-over stalls — each scripted Clarify, Respond, Close.

PART 03

Seller Objections (13–24)

Pricing, Zillow estimates, commission negotiation, “bring me a buyer first,” FSBO temptation, and repair stalls — the objections that protect equity, timeline, and ego.

PART 04

Prospecting Objections (25–30)

“I already have an agent,” “how did you get my number,” “call me in six months,” and the outright brush-offs that decide whether this conversation deserves any more attention.

PART 05

Practice & Mastery

Quick diagnosis questions, the seven mistakes that create more resistance, the 15-minute daily practice, the blackout role-play drill, and a review scorecard.

AND

Mindset & Quick Reference

Do not memorize pressure. Practice curiosity. Do not win the argument. Earn the next conversation — plus a one-page reference for every category and the framework, for a last look before a call.

Who it’s for

This is for you if

  • You hear the same handful of objections every week and still do not have a consistent answer.
  • You want to sell with confidence, not pressure — earning the next conversation instead of winning the argument.
  • You could not tell someone your own framework for handling resistance, because you have never written one down.
  • You practice by winging it on real prospects instead of drilling it beforehand.

This is not for you if

You are looking for a way to talk people into something that is not right for them. This is a way to ask better questions, listen fully, and earn trust — not a script for pressure tactics.

This playbook is not theory. It is the same objection-handling sequence the team trains and role-plays every week, written down in the order an objection actually happens: the framework, the thirty scripts, and the practice that turns them into muscle memory.

The next objection is coming either way.

You can improvise it again, or you can already know the sequence. The download takes ten seconds.
